The company you will establish in the USA must be 100% owned by you. Real estate companies do not need to pay commissions for land or homes purchased in the USA. Generally, a 6% real estate commission is given only on the sale.

 

There are two alternatives to apply for an investor visa by establishing your own construction company in the USA:

 

- Alternative 1: 100% of the decided project belongs to you

  • Finding a land or renovation project and project analysis report (estimated cost and profit ratio report)

  • Architect's drawing of the project and engineer approval. Acceptance of the project from the municipality

  • Monthly planning of the project and follow-up of expert approvals to be received during construction

  • Choice of material

  • Project follow-up

  • Expense schedule and tracking (all invoices will be submitted)

  • Finalizing and delivering the project with all legal documents

  • DAT Construction fee: 20% -25% of total construction costs

-Alternative 2: Project partnership with DAT Construction 

Project start and end times are planned as 10 to 14 months according to the project details. The investment in amount must be at least $ 500,000 or more. To apply for the E2 Visa, you must own 50% of the project. At the end of the project, the profit return to you will vary between 10% and 20%, depending on the project and the amount invested.

You can apply for an E2 visa in two ways:

1- If you apply from the country where you live, you must attend the American Consulate interview on the date given to you. E2 visas issued by the Consulate are generally 2 or 5 years. To extend it, it is enough to document that your work continues. You can enter and exit the USA as much as you want. There is no travel restriction. The decisions to be made about your US visa applications are under the initiative of the American Consulate. For this reason, your application documents must be detailed, correct, and complete.

2- You can apply for an E2 visa from the USA. Interviews are not held for applications made in the USA. You will receive E2 status change approval.
